Hamburg – decreased by -1.65%
Avg Home Price $191,822
This was surprising as I expected the opposite. This part of town is exploding with growth and is close to shopping, the interstates and other conveniences. Digging into the data this decrease has been driven by declining town home prices.

Blackford is flat – appreciated 0.43%
Avg Home Price $238,064
I was surprised by this because new construction usually puts upward pressure on home prices. However, home values in the area remained flat in a very busy real estate year in Lexington.

Masterson – The most homes sold in Lexington! 200 homes sold in 2015 and appreciation of 2.10%

Masterson is by far the busiest neighborhood in Fayette County with 200 homes sold in 2015. Also, in the past Masterson saw declining home values due to foreclosures from the 2008 financial collapse. However, it is safe to say from these numbers that it has rebounded.
Look for another solid year as road construction on Leestown is concluding and a new shopping center will be built soon.

Ellerslie – Depreciated 1.18%
Avg Home Value $468,238
First, this was once a beautiful farm that my school bus went by every day. Located at Old Richmond Road and Richmond Road this collection of new construction luxury homes that has been steadily decreasing in value over the past five years. This neighborhood is well located and the homes are appealing in my opinion. However, the market doesn’t seem to agree.

"Words cannot describe how much Morgan has helped me throughout my first home buying experience. As a young professional (23 Year Old), many real estate agents wouldn’t give me the time of day, but Morgan was different. He was very informative and didn’t pressure me to buy anything."
